Full Service Breakdown
The first step is to meet with you and establish a design brief which outlines the specifics of your project and provides a guide to ensure client goals, design expectations and required scope of work are met throughout the project. As each project is unique, our fee proposal will be created based on this meeting.
Once approved, we carry out a full site analysis and feasibility study to determine site opportunities and constraints. From here, we develop design ideas and concepts for discussion using plans, elevations, 3D imagery and mood boards to determine the overall look and feel of the project.
We believe good design is all in the planning, we work closely with you during the concept stage to make sure the floor plan and overall design are just right and meets your design brief.
Together we explore preliminary interior finishes and fixtures for the bathrooms, kitchen, and cabinetry detailing, as well as explore preliminary exterior materials and finishes.
Once finalised and approved, we prepare a drawing package for a Development Approval submission with your local Council.
We prepare a drawing package for our structural engineer to commence the structural design, which we integrate into the architectural drawing package once completed .
We arrange an energy efficiency assessment and independent building surveyor compliance certificate.
Together we finalise all interior and exterior materials, finishes and fixtures.
We prepare a detailed architectural drawing package for preliminary pricing.
We help arrange preliminary pricing for construction to ensure the project aligns with your budget.
We prepare and finalise the detailed architectural drawings and schedules for tender or final pricing by your selected builder based on preliminary pricing.
We offer recommendations of suitable tenderers and co-ordinate tender process with approx. 3 builders and help negotiate and nominate a builder.
We prepare contract documents to allow works to commence on site.
We attend weekly site meetings, day to day queries from the builder, and receive progress updates to ensure your project is running on time.
We review any shop drawings and submissions by the builder and review work on site to ensure general compliance with the contract documents and quality of workmanship.
